Typical costs:
  • Range from less than $1/square foot for do-it-yourself panels from a building supply store to $2-$7 or more if installed by a contractor. For an 1,800-square-foot exterior (50' long, 40' wide and 10' tall'), that's $3,600 to $12,600 and up for professionally hung vinyl. Quality, thickness and insulation all matter, and the cheapest bid is not always best.
  • Estimates are based on the exterior square feet of your home. For example, if your home was 10' tall, 40' long and 30' wide, it could be a 1,200 square foot home with 10*(40+40+30+30)=1,400 exterior square feet, which could take roughly 14 10'x10' squares of vinyl.
What should be included:
  • Vinyl siding ranges from .035 to .055 inches thick, with most premium brands at .040 to .048 inches. Some have a layer of insulation. Thinner siding may sag, crack when hit or tear loose in high winds. Read the warranty to figure out how a product will do in local weather.
  • Color is added during manufacture; vinyl doesn't need painting but should be washed periodically. Since dark colors absorb heat, vinyl siding usually comes in lighter tones.
  • Proper installation is crucial and there are brand-specific instructions, which may be beyond a home handyman's skills. This Old House and Fine Homebuilding Magazine give overviews.
  • Tip: On an older home, check for zoning restrictions against covering historic or architectural details.
  • Some people have environmental concerns about polyvinyl chloride plastic resin; Architecture.About.com gives pros and cons.
Additional costs:
  • Trim, crown moldings, corner boards and soffits (covering the gap between the house and gutters) add to the bottom line and should be clearly included in any estimate.
  • If you already have siding, it will need to be removed, which can cost $1,000-$3,000 to remove.
Shopping for vinyl siding:
  • Two of the top manufacturers are CertainTeed and Crane. The Crane Website can help you locate a contractor near you who can install their siding.
  • Ask if a contractor is certified by a particular manufacturer or by the Vinyl Siding Institute; and if the company is licensed, bonded and its staff insured. Check with the Better Business Bureau to see if any complaints have been filed.
  • Tip: Find vinyl siding projects in your area. After the job is done, knock on the door, compliment the homeowners and ask how the process went and the names of the contractor and manufacturer.
  • The written contract should include a final price for the whole project, materials to be used, dates within which the project will be done and the manufacturer's warranty.

I haven’t sided a house myself in a while. But back in the 80's and through the beginning of the 90's a small contractor could figure $100 a square for materials and $100- 150 for profit. I have seen those numbers double due to the cost increases in material and labor but $940 per square does seem high - even with gutters. I look for numbers somewhere around $450 a square on the low side and $650 a square on the high side depending on the size and complexity of the job (more then one story – staging setup and moving around- trim detail)and overhead of the contractor.

Some materials which look a lot like vinyl siding are no longer classified as vinyl. Prices can vary by a factor of five to one. A cheap Alcoa panel compared to a Crane or Nailite shingle pattern. Cranes portfolio cost three times what a Reynolds builder panel cost and is worth every penny of it. Check warranty before you buy any siding. Look at exclusions. Many exclude damage from sunlight and extremes of temperature. Installation cost vary by state. By brother pays his men in Ill. 45% less than we pay on West Coast.
