| Typical costs: | - Pressure-treated wood and other materials for a small, 10-x-12-foot do-it-yourself single-level rectangular deck average $500-$1,000; having someone do the work bumps the price range to $1,000-$1,900.
- The type and quality of materials chosen determine the total price. Pressure-treated wood such as southern yellow pine (which might splinter or turn gray over the years) costs $10-$16 a square foot installed, or $4,000-$6,400 for a flat, 20x20-foot deck. Redwood or cedar, which can last up to 20 years, is $18-22 a square foot or $7,200-$8,800 for 20x20. Durable teak-like tropical hardwoods are $22-24 or more installed, or $8,800-$9,600 for 20x20.
- Virtually indestructible plastic-wood composites are around $20 a square foot installed, or $8,000 for 20x20-feet. Low-maintenance vinyl deck systems, which include rails, range from $13-22 a square foot installed, or $5,200-$8,000 for 20x20.
- Rails, steps, benches or overhead arbors all add to the price tag. Having a contractor install a 25x25-foot multi-level deck with railings and stairs averages $16,000-$25,000 or more, depending on the complexity of the design and the type of materials.
- RemodelingOnline publishes an annual report on specific home projects, listing average prices nationwide and by nine US regions; its 2006 estimates for a deck addition are $13,462-$16,297 for 16x20-feet using composite material installed in a simple linear pattern, with a built-in bench and planter, steps and railings, all supported by pressure-treated joists and 4x4 posts set into concrete footings.

| Does anyone know the cost that Lowe's usually charges to build a 12x12 deck? or approximate cost? I know the material cost is the same as in there stores. I was just curious as to the labor charge. I've had carpeting installed for exactly double the cost of the material.... Is it the same for building a Deck? I know it depends on cost of labor. Cost per sqft in this area is usually much less than other areas. Does cost per sqft include all materials and labor? |

| There is so much more to deck building than most people think. A deck is a combination of rough framing and fine trim work (a well-built one anyway). I've built dozens upon dozens of decks over the years and have yet to build one for under $35 per square foot. That price includes everything A-Z...permits, demo, footings, insurance, etc. And what is it with you homeowners wanting an itemized list and breakdown of materials and labor? Do you do that when you buy a car or anything else...my prie is my price regardless of ho much I'm charging for labor. The overhead to run a legit construction company is high...and please, stop with the 10% profit...adding 10% to a job is NOT the way to make a 10% profit!!! |

| Hi, Stephanie. A basic 400 sq. ft. deck (standard rectangle or square shape, less than 6' off the ground, PT frame, composite floor and railings)fastened together with screws and bolts...between $15,000 and $20,000. Depends on if the railings are 100% composite or a mix of wood and composite. Of course that is the price for a well-built deck by someone who cares about his/her customers and takes pride in his/her work! |

| I'm not sure if prices vary in different states or areas for decks but this is the price we are paying. Our deck will be about 8 to 9 feet off the ground. This price DOES NOT include moveing our air conditioner (so that it is not UNDER the deck), we are having a friend so that and are paying him $200 ($120 for freon and the rest for his time). This price also doesn't include having the remains of our old, smaller (10 X 10) deck removed. I don't know who we're going to have come get rid of it yet. |

| I agree with Choate, my cost to do the deck is $21 SF out of treated materials. The lumber materials fluctuate constantly so this number might be +/-$2 SF. However homeowners dont realize that the footings cost money (excavation, concrete, forms, etc) The fasteners to join the materials of the deck can easily run over $1000 by the time it is all said and done plus expertise, labor, and a profit. I would say for pressure treated decks depending on options, stairs, etc $21-23 SF, Cedar $28-30 SF, Composites $35-50 SF. |

Material priced today in Southern NH: Azek (procell) decking $2.90 per LINEAL foot. That's $5.80 per SQUARE FOOT just for the decking....400 sq ft deck = $2320 just the cost of the decking alone...we contractors, the reputable ones anyway, aren't trying to screw people (no pun intended), the materials are through the roof, and the materials aren't magically going to appear at the jobsite...we are picking them up and dropping them off, or the lumber yard is doing it...and last I checked there are no Hydrogen fuel cell powered lumber delivery trucks...Gas or diesel is exspensive, as well is our time. Bottom line, if the cost of the deck shocks you, then you should reconsider the material and or size...or all together bag the idea, don't sit there and accuse contractors of price gauging..we do not see a dime of profit from the manufacturers...and let us not forget, composite and PVC decking materials are in the Petroleum based product line...There are glues and resins, and other items that have had a significant price increase due to the rising cost of oil. |

| Ed you are right on target. People, many contractors and home owners, just don't get it. Too many contractors have absolutely no idea how to run a business and make a fair profit and too many home owners hire those contractors. Both get what they pay and charge for which is a poorly built deck for the homeowner and an unprofitable project for the builder. I love it when people tell me my price is too high. When I ask them what they are basing it on they are speechless...b/c the truth is people have no idea what a deck should cost. If they did then why ask me for an estimate? Why not just tell me what the cost should be and then back it up. And going by the lowest price around is NOT the most reasonable price as man people think. |

Question on Deck addition in CT

| Sq Ft of Deck: | Material: Pressure Treated |
| We are having our deck extended out 6 feet and 6 feet added to the length. The deck is off the ground about 12' (above our walkout basement). He is keeping our existing deck . He told us to pay for all the materials, get them here and he would charge us $1,000 in labor to extend the existing deck. Since then, myself and 2 friends have had to assit with every thing, doing the spindles and other jobs, and NOW tells me he does not dig holes and that I have to dig the 4 three foot holes for the footings. I am on crutches and thought when he gave me a price of $1,000 to do the deck, that meant to do the deck. Now after he did the platform and frame for the railings and only has the deck temporarily supported he tells me he does not dig holes, he has a bad back. Am I being ridiculous assuming that my deck was going to be attached to the ground for that price, since he has had us assist with all the labor? |

Jay,
What does your contract say? If there is no contract then what we have here is a classic "he said, she said" scenario. And while it may not be ridiculous to think he should have done the footings, it is foolish to assume anything. Always get these things in writing. No offense meant as I have learned the hard way myself over the years by assuming things.

| This is to Paul in Charlotte. I\'m not sure why you are so hard on homeowners wanting to know what they are spending their money on. I would suggest a customer going to Lowes/Home Depot printing a project list with all costs. Then getting several quotes from contractors. I can tell you that I am getting a deck done here shortly and I have been quoted from $10000,$15000, $20000 to $25000 for the same job. I don\'t even have steps. I\'ve built smaller decks myself and there is not that much to it if you are handy and have the tools and time which I don\'t have the time. In any case though home owners should get several quotes and know what the material actually costs. I\'m certainly not going to have $3500 in materials and pay some contractor $21000 for a weeks worth of work to install it. I could put a home addition on for that |

| Burg, I do not think I'm being hard on homeowners. I'm simply speaking from experience. I have nothing against people getting a few quotes. After paying for liability insurance, health insurance, vehicle insurance, tools, equipment, proffessional costs, advertising, marketing, vehicle upkeep, etc. etc. it becomes expensive to own and operate a deck building beussiness. And it take s a lot more than being "handy" to deliver a good product week after week, every job, and keep my customers happy and my employees productive. And I highly doubt that a job consisting of $3,500 in materials and one week of labor would end up costing the buyer $21,000. Let's not exagerrate Burgh! One week of labor and $3,500 in materials from me would cost you $9,450. If you want and itemized breakdown it will cost $59 per hour (4 hours min) for the detailed itemized list. I don't know how an itemized list will help one make a decision as whether or not to hire me but I'll gladly do it if I am paid for it. After all, do you work for free? |

I didn't mention that included a rubber roof over the garage the deck is being built over. Even still the guy that quoted $10000 was only charging $1000 for the rubber roof. Your $9450 sounds about just right for a deck. Wish you were in my area. I just feel bad for people that don't get quotes. I'm sure there are a lot of people out there that just get 1 or 2 quotes and go with it. The $10000 quote was one of my last so I'm glad I shopped around and did some research |

Doesn't sound like you have a written agreement with your contractor or a very good description of what he will be doing. "Lend a hand"? What does that mean? I would charge $65 per hour for consulting work, design, material lists, etc. and $52/hour for labor. I suggest get the plans, material lists, permits, etc from him for a flat fee and then hire him as a consultant or carpenter on an hourly basis. That way you can give yourself some kind of a budget to go by. The way you have it now, I have a feeling, will leave everyone with a bad taste in his mouth.

| What do you have in writing from the contractor? I recommend that you hire him on an hourly basis or day rate for his consulting. And also pay him an hourly or day rate for his carpentry skills. A flat rate and vague terms will only lead to trouble. Maybe establish a budget or get a flat rate for the plans, permits, and pier location. Then have him spend a full day with you on the first day of framing. |

| Can't tell you how much I appreciate this posting site. I'm replacing and old PT wood deck. No frills. Basically a ground level, three section, rectangular deck along the back side of the house. First level is two feet high to meet back door; then drops to one foot; then drops to just about ground level. Decking is tongue and groove, attached with screws through the tongue. Three white vinyl railings will be placed at the two foot high level. No steps. Included in the price is a $600 fee for dimantling an removing the old deck. Mr. Choate, your comments are very instructive. I hope you will comment on this posting. |

| I was looking at some of my comments...I sound like a real you know what some of the time! Thanks for seeing through the sarcasm to the fact that I really do want to help people. As far as your deck goes...My best advice is to call the the contacts you were given as referrals and see some of the work. $13,000 for a 600 sq ft deck (including everything) is a bargain (up here in CT anyway. Fastening the floor and railings with screws is the way to go. The vinyl rails are the tricky part...they really only look and feel good if they are a high quality product and installed by skilled carpenters. Some of the products re just so cheap! Some things to look for: copper flashing behind and over the ledger, 12" diameter x 42" deep piers, 4x6 or 6x6 posts, lateral bracing, etc. good luck! |

Its hard to believe that switching to PT from Treks only drops the price $1K. We've decided to forego the deck for now. |

KGB, Trex Decking is expensive with a price of around $2.90/LF vs PT coming in at about $.50
You are right to question a mere $1k difference.
A 400 sq ft deck has approximately 875 linear feet of decking making the difference in the cost of material around $2100. If they quoted Trex rail systems in addition to the decking, the difference is even greater. |

Timber Tech "Earthwood" deck in Philadelphia suburbs

| Sq Ft of Deck: 335 sq. ft. | Material: Timber Tech |
I have received estimates for a deck that will be 10 feet off the ground at the highest point, with a bump out for a grill, cut corners, a bench, and about 6 steps to the backyard (the land slopes).
The materials will be timber tech (with deckorator ballusters). Railings will be Timber Tech "radiance".
One estimate was for $21,000 (same company had another estimate of $15,000 if went with different type of Timber Tech material and different railing material).
The Timber Tech "Earthwood" material was the $21,000 and the floorizon material was $15,000.00. The railing system would be "ornamental" with the floorizon material.
The $21,000 estimate sounds really high -- is there really that much of a difference between floorizon and earthwood from Timber tech? Anyone know if that is in the ball park? |

Not connected to home but against it (my preference) so additional footings required along home instead of ledger. PT lumber frame, concrete footings. Deck will be about 30 inches above ground, all one level. Evergrain brand composite decking with about 58\' of vinyl railings. Four composite steps to ground with vinyl railings. | $10,000 for a 400 plus sq ft with composite decking and railings (or vinyl) deck is extremely cheap. Especially being that you specify footings at the foundation instead of a ledger which means they have to be at least as deep as the house footings which is probably 8' if you have a full basement I couldn't/wouldn't build that deck for less than $18,000. |

Don't let these contractors pull the wool over your eye's, deal directly with the supplier's,and buy all your product yourself to avoid their additional charges. Hire someone you trust to advise you along the way if need be, most reputable contractors will do this. |

I challenge you to start up a deck building company with full insurance, license, tools, vehicles, good employees, worker's comp for those employees, and all of the other typical overhead costs (and yes there are many more). Then, day after day, supply your customers with a good product AND make a profit. Tell me how you do after a few months.
I do not pull the wool over anyone's eyes. I am honest, trustworthy and build an excellent product for those I work for. Nothing gets under my skin more than a know-it all who thinks this is an easy business. |

| Footings need to be installed below the frost line AND on virgin soil. Being that the 1st girder will be very close to the house foundation it is very likely that the 1st 3' or so of earth around the house has been disturbed down to the house footing depth of around 8', This is why your deck piers near the house should be that deep. It is unwise to set piers on backfilled soil unless it has been compacted sufficiently during the backfill. |

| DO NOT LISTEN TO CHOATE!! Demand a breakdown for your deck quote! You are shelling out your hard earned money so you deserve to see how much the materials cost, how for labor, how much for the porta-john etc. You do not need to know the markup if you have all of this info you can dedcut that for yourself. By the way- what moron would not ask a car dealer for a breakdown of costs when buying a new car Choate? Would you say I want the automatic transmission and then accept an answer of you dont need to know how much that will add vs. a standard from the salesman? Give us all a break. I'm sure you do not go to repair your work truck and if the shop tells you it will be $3000 you just say OK, sounds good, huh, huh. Truth is, contractors like Choate get defensive any you ask them for details because they feel they are being challenged and questioned and just cant handle it. Great approach to customer service Choate: You just pay what I tell you, dont question me and the work will be good. Go rip off someone else with your $40-$50/sf decks. A pressure treated deck shoul run $15-$20/sf, Trex on pressure trated framing should be around$22-$35/sf depending on the details (I would say $25-$30/sf is good). |

It's bad enough that most of us spend hours and hours per week just providing the "free estimates" that you all have grown to expect; and now you want us to spend more of our time/resources to provide you with a list of every nut and bolt that will be used, just so you can challenge us if we happen to be wrong?!? I don't know what you do for a living, but I would guess you don't run your own business. I could go on for hours on this topic, but it will be pointless. First off, thank you DeCampli Design. I appreciate your response.
Now, to the nutjob who thinks he is entitled to a breakdown of costs... Please, do not tell me or anyone how to run his or her business. And yes, I do have trust in my mechanic. I don\'t shop around, break his chops on a parts and labor list, or try to haggle him down. I\'m smart enough to know when and if someone is trying to pull one over on me and loyal when I receive good work and service.
And please don\'t tell anyone what a deck SHOULD cost. You have no idea what my overhead is, how much work I put into my projects and how much time I spend with my clients. I\'d LOVE to see you start up a deck building business and sell your pressure treated decks at $25 per square foot. You won\'t last long or you will remain in business year after year working your butt off while wondering why you aren\'t making a decent profit. And honestly what are you going to do with my breakdown of material and labor? You sound like a person who is more comfortable behind a desk than out on a jobsite and really have no clue as to how difficult it is to build something right, hire guys who do good work consistently, and make a profit at it all the while keeping my clients happy.
I\'m always here for my customers and belive me I have spent HOURS upon HOURS working on customizing prices for people just so that they can have exactly what they want. Don\'t tell me to break my estimate down just so you can find something to haggle with me about. Give me a break. If you don\'t like my price you have the option of going somewhere else.
Finally, if you\'ve read any of my other posts I think you\'ll see the only reason I come on this site is to offer advice and help people. I would like to discuss this with you in person in more detail. I\'ll even give you a tour of some of my job sites and maybe even let you spend the week working with me....Are you up for it? |

"L"-shaped 16x20

| Sq Ft of Deck: 264? | Material: treated pine |
We just finished an "L"-shaped +/- 16x20 in Spring, Texas (just outside Houston). It sets about 2' off the ground, has 2 sets of 2 stairs each, built-spindle handrail surrounding and as stair rails, enclosed lattice base, wired-up for and installed ceiling fan, 4x4 supports with finished plywood ceiling underneath shingles, 2 4x4 braces (with lag-bolts installed) on each of the 8 posts, stained, and a 4'Hx4'W gate built of 2x4s with a matching fence on other end connecting deck to regular wood-slat fence. roof goes something like this: \ on one end
/\ on other end
with a tree growing in the "L." We charged only $3500 (plus $2000 in materials) for the original deck only. She thinks all the other stuff she added afterwards was supposed to be included in that $3500. She crazy -- or us?! |

| Sq Ft of Deck: Any | Material: PT Wood/Evergrain/Azek |
| Contractor: Regional Company |
| I was just reading all of these posts, some of which are very accurate and some if which really come from people who have no idea what they are talking about. I work for a regional scale home improvement company doing sales so I see the differences everyday. I have to say that if you are looking to have a deck built for your permanent residence, I would NEVER spend less then $32/ sq. ft....that is without steps or anything. If you want to go high end composite like Azek, you should definitely be in the $40 to $45/ sq. ft. range. I am not saying that there arent little Billy Bob contractors that do good work, but the odds that they have ALL the proper insurances (liability, comp and a bond) and will be around in ten years to honor that lifetime warranty is very unlikely. In my area you can get a little contractor do build an Azek deck for about $25/ sq. ft. Now that little guy is making a few bucks off of that job, but he is not making anywhere near enough to sustain a company that will be in business for 20, 30 or even 50 years. It costs a little more to get professional installers who take pride in their work. Dont be fooled by the "We don't use subcontractors" line...EVERYONE uses subcontractors...There is no such thing as a W-2 employee deck installer. But the QUALITY of the subcontractor is directly related to the quality of their work. Think about it...it makes sense, doesn't it? |

| In answer to your question as to why homeowners want a breakdown, it\'s very simple, we want to know what we are getting and how much more or less we can add or subtract. When contracting someone to do a project, I don\'t always know exactly what I want or what I can afford. If I ask you for a multi-level deck with the top materials I would like to know where to shave off the design to get back to my budget numbers. Your \"overhead\" cost should be included in your hourly rate-- that\'s how most other business are run. Nobody is trying to deny you the cost of running your business but we also don\'t want to pay for an inefficiently run business (although I\'m sure you run a tight business, I would have no way of knowing that). Materials will fluctuate in price and should be the same for every estimate different contractors give-- your \"labor\" charge is your cost of doing business combined with what people will pay for your experience and service. |

We recently purchased a home in Fairfield County, CT
which has an existing deck. Rot was evident in the doorway threshold and floor from the deck to the interior of the house. A carpenter told us that the deck was built without flashing and attached to the ledger with nails instead of lag bolts. Clearly there is rot beneath the ledger as well. My question is: Is it possible to repair this damage and make the deck structurally sound or is it preferable and more cost effective to rebuild the entire deck. Thank you. |

Regarding the post by Jsmith in Charlotte, NC...
A breakdown on prices is very different from a base price with optional items as additional cost. I always give a base price (i.e.a basic PT deck) and then let the customer know what the additional costs will be (Azek, TimberTech, etc. vinyl or composite rails, tropical hardwoods, etc.).
As far as including overhead in my horly rate...of course overhead is included in my hourly rate. It is also applied to materials. That is the way it is done. Regardless of where the overhead is applied the price comes out to be the same. Either the hourly rate will be ridiculously high (in the eyes of the homeowner) or the markup can be applied to both material and labor. I use the same markup no mattrer what size project, where I am building, or who I am building for. My markup covers all overhead expenses, direct job expenses, and a 10% company profit. If there is a better way to do it or I am missing something please show me.
Finally, the only way I will give a written, detailed proposal is after the potential customer has given me a budget to work with (in addition to other information regarding the project). This is done for several reasons one of which is to make sure the budget is realistic and second I need to know how much money a person is comfortable in spending so I can determine which materials to use and how the project is to be assembled.
I could go on but I hope this was helpful. |

Professionally built decks are not done by someone who is a handyman. They are built by experienced "seasoned" carpenters. A low ball price from a contractor or local handyman may get the job done, but the end results are never the same. There is NO comparison when it comes to the quality of the workmanship. Deck building and deck renovations are a specialty. A deck builder needs to know building codes and how to work with the materials, as per the manufacturer, be it a composite material, a wood or whatever.
A reasonable price for a composite deck by a pro, is worth $45 a square foot. When the job is done the deck is structurally sound, and looks like a fine piece of furniture. "Everybody says wow" |

Got to agree with Choate, If you want a pro to build it you will pay. Do some of you diagnose yourself when you are sick? No, you go to a DR. I always laugh at people who make such outlandish claims regarding the working guy. They sound like the professional that charges 200.00 an hr for advice or those that get large bonuses by way of tarp money then whine when someone charges them! They sure know how to justify their pay though. Bottom line if you can do it yourself, do it. Just don't compare your work with Choates.
My father and I built a deck that is 12x12 and is 16 feet off the ground. 15 years ago the cost was 4k. Of course Dad worked for free.
I too can build my own deck as I am 'handy' can I do it professionally? No. |

Timber Tech Deck

| Sq Ft of Deck: 300 | Material: Timber Tech |
| I have never had a deck built out of composite material before - always pretreated wood - so I am not sure if I am getting a good deal or not. It is a 300 sq. foot deck with built in benches on one side. It has 4x4 posts, 2x7 beams and joists. It will have fascia board on the deck perimeter but no railings. Also, steps off the deck in two locations. It is being built over my concrete patio and is only a couple of feet off the ground. Permits are included. Is this a fair price? |

Multi level deck in Hamptons

| We have a 2 story deck we want demolished and replaced. The contractor said he could remove the deck from our home, framing and all. Then build a new two story deck. first level 320 sq.ft. and second level 440 sq. ft. overhanging deck below. They will install mahogany decking and custom built mohogany railings. They will have to pour new footings as well since most of our footings currently are just cinder blocks! Our home is also on top of a hill. Is this a good price? |

I own a mobile home park and I have hired many contractors to build decks because the park I own has a flood plain of 6 feet so when we bring in a new unit we build a deck on one side and stairs on the other, and I have paid as little as $1000K for 2 stair with 4x4 landings up to about $10000 for a deck and 2 stairs. I have had high priced contracters do garbage work and I have had low cost contractors do great work.
A contractors overhead is not my concern, I want to know what job X will cost to build matereals and labor PERIOD. Unless you are guestimating when you order the matereals you have a list, is it difficult to make a copy of it? It is difficult to make a copy of the recipt? I may be getting a better price because the 3 guys I use get so much work from me but there is no reason a deck can't be built for $25 SF for the deck and $15 per step for the stairs. Personally I don't ask for estimates for decks anmore, I simply say I want A,B and C done and I will purchase and deliver all matereals and am willing to pay $25 per hour and give you up to 40 hours to build it, take it or leave it. Very few carpenters (in Illinois) that is wiling to build a small deck earns $1000 a week and when I can give a guy 4 weeks of work few pass on it.
I am all for paying top dollar for difficult work, but a deck is so simple there is no reason to overpay, watch DIY, Hometime or HGTV and have 6th grade education and you cna build a deck, Lowes will design it and give you simple plans and everything you need to build it and to get a permit , even if you have limited tools you can rent what you dont have. I only hire people because I dont have the time to do it myself, but dont come to me with your tricked out $60K Dodge 3500 pickup without a single scratch on it and complain about your overhead... Maybe lower your overhead if you don't have enough work to cover it without jacking up your price. |

| Nothing fancy, just a large deck with 2 landings to get down to back yard. If I were to do it again I would have spent another 6k to get the trex. |

| Ryan. You fail to see the difference between GC-ing a job yourself (i.e you hire the carpenters and run the job & company) and hiring a GC to get the job done for you which is what I do. If you were to build a deck for someone and you are paying a carpenter $25 per hour what are you going to charge your client for that carpenter to build the deck? Really, tell me what you would charge for a basic deck that came to $4,000 in materials and $3,000 in labor (a total cost to you, the GC, of $7,000). I'm curious to know what you think a good price for this would be. And please tell me hw you arrive at your price. I've been doing this a long time and rarely meet people who know how to run a business. Sure, there are many skilled carpenters but that is not what we are talking about. We are talking about a company that will provide a great product, great service, and will always be there for his client. I don't mind that people like you want to shop around for the best price...what bugs me is when people tell contractors what they should be charging with nothing to back up their numbers. |

| In response to your post about I wouldn't spend any less than $32. sq ft. per deck. I agree to most of what you are saying. But, where I am from (Northern KY OH area) For 14 years now I have been doing my own sales, design , building with as many as 15 and as few as 3 w-2 employees. I agree with all you have to say about insurances and all involved. But don't generalize that ( fall for we don't use sub contractors line) because we don't. It may be rare, but we have for 14 years. simple 12x22 deck off second story
|
| Posted by: mcpanse in Vienna, VA. | Purchased: July, 2010 |
| Sq Ft of Deck: 264 | Material: Azek (plastic) |
This estimate from a reputable builder includes $3,400 for replacing a window with an entry door, a job that entails cutting through brick cladding. Job includes stairs with a landing and railings with wood spindles and Azek capping. Not counting the door, this quote works out to $70/sq ft. Seems high.
Remodel Magazine says 16x20 composite decks should cost around $15K in DC area.
