- RemodelingOnline publishes an annual report on specific home projects, listing average prices nationwide and by nine US regions; its 2006 estimates for a deck addition are $13,462-$16,297 for 16x20-feet using composite material installed in a simple linear pattern, with a built-in bench and planter, steps and railings, all supported by pressure-treated joists and 4x4 posts set into concrete footings.

I have a bid for a 16 by 30 deck with a 12 by 15 pavilion at one end. 6x6 posts, 3-ply 2x12 king beams(3) to support 4 ft cantilever over pond, Floor joist 2x10-16" oc, 5/4 decking screwed, 30"handrail w/balisters(591ft), 8ft clearance on 12x15 pavillion with hipstyle shingled roof 4/12, 1ft overhangs with aluminum sofit, 6" bead broad ceiling. | Does anyone know the cost that Lowe's usually charges to build a 12x12 deck? or approximate cost? I know the material cost is the same as in there stores. I was just curious as to the labor charge. I've had carpeting installed for exactly double the cost of the material.... Is it the same for building a Deck? I know it depends on cost of labor. Cost per sqft in this area is usually much less than other areas. Does cost per sqft include all materials and labor? |

| There is so much more to deck building than most people think. A deck is a combination of rough framing and fine trim work (a well-built one anyway). I've built dozens upon dozens of decks over the years and have yet to build one for under $35 per square foot. That price includes everything A-Z...permits, demo, footings, insurance, etc. And what is it with you homeowners wanting an itemized list and breakdown of materials and labor? Do you do that when you buy a car or anything else...my prie is my price regardless of ho much I'm charging for labor. The overhead to run a legit construction company is high...and please, stop with the 10% profit...adding 10% to a job is NOT the way to make a 10% profit!!! |

A basic 400 sq. ft. deck (standard rectangle or square shape, less than 6' off the ground, PT frame, composite floor and railings)fastened together with screws and bolts...between $15,000 and $20,000. Depends on if the railings are 100% composite or a mix of wood and composite. Of course that is the price for a well-built deck by someone who cares about his/her customers and takes pride in his/her work! |

| I'm not sure if prices vary in different states or areas for decks but this is the price we are paying. Our deck will be about 8 to 9 feet off the ground. This price DOES NOT include moveing our air conditioner (so that it is not UNDER the deck), we are having a friend so that and are paying him $200 ($120 for freon and the rest for his time). This price also doesn't include having the remains of our old, smaller (10 X 10) deck removed. I don't know who we're going to have come get rid of it yet. |

| I agree with Choate, my cost to do the deck is $21 SF out of treated materials. The lumber materials fluctuate constantly so this number might be +/-$2 SF. However homeowners dont realize that the footings cost money (excavation, concrete, forms, etc) The fasteners to join the materials of the deck can easily run over $1000 by the time it is all said and done plus expertise, labor, and a profit. I would say for pressure treated decks depending on options, stairs, etc $21-23 SF, Cedar $28-30 SF, Composites $35-50 SF. |

Building supply company priced out the deck and railing materials for us at $6500, not including underneath pressure treated wood. We want to use the timbertech plastic with side groove for hidden fastners. Deck is not elaborate, all one level, stairs from porch to deck and from deck to yard. Does this seem a fair quote? |

From the info you provided that price is on the very high end. I doubt that you need to or want to spend that much money for a well built deck. I'd continue to look for other contractors in your area who come highly recommended and provide you with lots of references.

Material priced today in Southern NH: Azek (procell) decking $2.90 per LINEAL foot. That's $5.80 per SQUARE FOOT just for the decking....400 sq ft deck = $2320 just the cost of the decking alone...we contractors, the reputable ones anyway, aren't trying to screw people (no pun intended), the materials are through the roof, and the materials aren't magically going to appear at the jobsite...we are picking them up and dropping them off, or the lumber yard is doing it...and last I checked there are no Hydrogen fuel cell powered lumber delivery trucks...Gas or diesel is exspensive, as well is our time. Bottom line, if the cost of the deck shocks you, then you should reconsider the material and or size...or all together bag the idea, don't sit there and accuse contractors of price gauging..we do not see a dime of profit from the manufacturers...and let us not forget, composite and PVC decking materials are in the Petroleum based product line...There are glues and resins, and other items that have had a significant price increase due to the rising cost of oil. |

| Ed you are right on target. People, many contractors and home owners, just don't get it. Too many contractors have absolutely no idea how to run a business and make a fair profit and too many home owners hire those contractors. Both get what they pay and charge for which is a poorly built deck for the homeowner and an unprofitable project for the builder. I love it when people tell me my price is too high. When I ask them what they are basing it on they are speechless...b/c the truth is people have no idea what a deck should cost. If they did then why ask me for an estimate? Why not just tell me what the cost should be and then back it up. And going by the lowest price around is NOT the most reasonable price as man people think. |

| We are having our deck extended out 6 feet and 6 feet added to the length. The deck is off the ground about 12' (above our walkout basement). He is keeping our existing deck . He told us to pay for all the materials, get them here and he would charge us $1,000 in labor to extend the existing deck. Since then, myself and 2 friends have had to assit with every thing, doing the spindles and other jobs, and NOW tells me he does not dig holes and that I have to dig the 4 three foot holes for the footings. I am on crutches and thought when he gave me a price of $1,000 to do the deck, that meant to do the deck. Now after he did the platform and frame for the railings and only has the deck temporarily supported he tells me he does not dig holes, he has a bad back. Am I being ridiculous assuming that my deck was going to be attached to the ground for that price, since he has had us assist with all the labor? |

What does your contract say? If there is no contract then what we have here is a classic "he said, she said" scenario. And while it may not be ridiculous to think he should have done the footings, it is foolish to assume anything. Always get these things in writing. No offense meant as I have learned the hard way myself over the years by assuming things.

| This is to Paul in Charlotte. I\'m not sure why you are so hard on homeowners wanting to know what they are spending their money on. I would suggest a customer going to Lowes/Home Depot printing a project list with all costs. Then getting several quotes from contractors. I can tell you that I am getting a deck done here shortly and I have been quoted from $10000,$15000, $20000 to $25000 for the same job. I don\'t even have steps. I\'ve built smaller decks myself and there is not that much to it if you are handy and have the tools and time which I don\'t have the time. In any case though home owners should get several quotes and know what the material actually costs. I\'m certainly not going to have $3500 in materials and pay some contractor $21000 for a weeks worth of work to install it. I could put a home addition on for that |

| Burg, I do not think I'm being hard on homeowners. I'm simply speaking from experience. I have nothing against people getting a few quotes. After paying for liability insurance, health insurance, vehicle insurance, tools, equipment, proffessional costs, advertising, marketing, vehicle upkeep, etc. etc. it becomes expensive to own and operate a deck building beussiness. And it take s a lot more than being "handy" to deliver a good product week after week, every job, and keep my customers happy and my employees productive. And I highly doubt that a job consisting of $3,500 in materials and one week of labor would end up costing the buyer $21,000. Let's not exagerrate Burgh! One week of labor and $3,500 in materials from me would cost you $9,450. If you want and itemized breakdown it will cost $59 per hour (4 hours min) for the detailed itemized list. I don't know how an itemized list will help one make a decision as whether or not to hire me but I'll gladly do it if I am paid for it. After all, do you work for free? |

| Thanks for your response on the $9450. Didn't mean to offend you. No lie though. I honestly had quotes from $10000-$25000 (seriously)Quaker State Construction. I didn't mention that included a rubber roof over the garage the deck is being built over. Even still the guy that quoted $10000 was only charging $1000 for the rubber roof. Your $9450 sounds about just right for a deck. Wish you were in my area. I just feel bad for people that don't get quotes. I am looking to find a square foot price, or estimate for a 16x30 deck with railings and stairs. Nail-down, Pre-treated wood, 4x4 stairs with concrete landing, railings. The Deck will be 3 to 4 ft. off the ground which is level. They want this to be free standing and not attached to the house. The home owner owns his own engineering business and will supply the material. If anyone could please help... I have heard prices from $16 to $22 per square foot. Seems high and believe those price quotes include materials.

Looking to build a deck my self and ran across a contractor willing to, draw up plans,mark areas for piers,be there when we put framing in place and lend a hand where needed when needed but no be there the whole 3 or so weekends.
My question is he is looking for $4500.00 from me for the figuring the pricing of the materials,deck drawings/plans and what ever guidance I may need. Just seems a bit high to me. Maybe $1500.00 to 2000.00 but $4500.00 seems high and he won\\\'t budge. Any thoughts? |

Doesn't sound like you have a written agreement with your contractor or a very good description of what he will be doing. "Lend a hand"? What does that mean? I would charge $65 per hour for consulting work, design, material lists, etc. and $52/hour for labor. I suggest get the plans, material lists, permits, etc from him for a flat fee and then hire him as a consultant or carpenter on an hourly basis. That way you can give yourself some kind of a budget to go by. The way you have it now, I have a feeling, will leave everyone with a bad taste in his mouth.

| What do you have in writing from the contractor? I recommend that you hire him on an hourly basis or day rate for his consulting. And also pay him an hourly or day rate for his carpentry skills. A flat rate and vague terms will only lead to trouble. Maybe establish a budget or get a flat rate for the plans, permits, and pier location. Then have him spend a full day with you on the first day of framing. |

| Sounds like a price that I would feel comfortable with. Composites like TimberTech are very labor intensive. The dry space is a good system...I like it. As far as permits go...I don't like using existing concrete footings and usually install new ones. A permit may be required in this situation as 90% of the deck is new. |

| We did the do it yourself thing with posts every 6 feet set in quickcreet(24 inches deep per post). I may be overkill but the appraiser said it\'s very well built.Less than 6 feet off the ground with 3 levels and rails, toprails, and stairs. Total project was about 1500, not thousand. We suggest to buy a book, plan the deck and just do it! We saved a bundle and the deck looks great! |

| Can't tell you how much I appreciate this posting site. I'm replacing and old PT wood deck. No frills. Basically a ground level, three section, rectangular deck along the back side of the house. First level is two feet high to meet back door; then drops to one foot; then drops to just about ground level. Decking is tongue and groove, attached with screws through the tongue. Three white vinyl railings will be placed at the two foot high level. No steps. Included in the price is a $600 fee for dimantling an removing the old deck. Mr. Choate, your comments are very instructive. I hope you will comment on this posting. |

| I was looking at some of my comments...I sound like a real you know what some of the time! Thanks for seeing through the sarcasm to the fact that I really do want to help people. As far as your deck goes...My best advice is to call the the contacts you were given as referrals and see some of the work. $13,000 for a 600 sq ft deck (including everything) is a bargain (up here in CT anyway. Fastening the floor and railings with screws is the way to go. The vinyl rails are the tricky part...they really only look and feel good if they are a high quality product and installed by skilled carpenters. Some of the products re just so cheap! Some things to look for: copper flashing behind and over the ledger, 12" diameter x 42" deep piers, 4x6 or 6x6 posts, lateral bracing, etc. good luck! |

| When building a deck that is less than 4' above the ground, it can be built out of concrete pavers. It will last longer and in most areas there is no property tax paid on it because it is not attached to the house. KGB, Trex Decking is expensive with a price of around $2.90/LF vs PT coming in at about $.50
You are right to question a mere $1k difference.
A 400 sq ft deck has approximately 875 linear feet of decking making the difference in the cost of material around $2100. If they quoted Trex rail systems in addition to the decking, the difference is even greater. |

I have received estimates for a deck that will be 10 feet off the ground at the highest point, with a bump out for a grill, cut corners, a bench, and about 6 steps to the backyard (the land slopes).
The materials will be timber tech (with deckorator ballusters). Railings will be Timber Tech "radiance".
One estimate was for $21,000 (same company had another estimate of $15,000 if went with different type of Timber Tech material and different railing material).
The Timber Tech "Earthwood" material was the $21,000 and the floorizon material was $15,000.00. The railing system would be "ornamental" with the floorizon material.
The $21,000 estimate sounds really high -- is there really that much of a difference between floorizon and earthwood from Timber tech? Anyone know if that is in the ball park? |

| $10,000 for a 400 plus sq ft with composite decking and railings (or vinyl) deck is extremely cheap. Especially being that you specify footings at the foundation instead of a ledger which means they have to be at least as deep as the house footings which is probably 8' if you have a full basement I couldn't/wouldn't build that deck for less than $18,000. |

It doesn't take a genius to bulid an entire deck, do your homework, study your design, enjoy a long weekend with your buddy's and build yourself a deck.
Don't let these contractors pull the wool over your eye's, deal directly with the supplier's,and buy all your product yourself to avoid their additional charges. Hire someone you trust to advise you along the way if need be, most reputable contractors will do this. |

Then, day after day, supply your customers with a good product AND make a profit. Tell me how you do after a few months.

| Footings need to be installed below the frost line AND on virgin soil. Being that the 1st girder will be very close to the house foundation it is very likely that the 1st 3' or so of earth around the house has been disturbed down to the house footing depth of around 8', This is why your deck piers near the house should be that deep. It is unwise to set piers on backfilled soil unless it has been compacted sufficiently during the backfill. |

I am going to get some prices on 3 decks, one will be 14 x 12 with 3 steps going up to another deck that is going to be 8 x 12. Both these decks will have railings around them 2 feet off the ground.
And then another deck that is going to be 14 x 12, and it will have 6 inch post and a top roof I am not sure of the name of the top, but the kind with a board every 2 feet.

You are shelling out your hard earned money so you deserve to see how much the materials cost, how for labor, how much for the porta-john etc. You do not need to know the markup if you have all of this info you can dedcut that for yourself. By the way- what moron would not ask a car dealer for a breakdown of costs when buying a new car Choate? Would you say I want the automatic transmission and then accept an answer of you dont need to know how much that will add vs. a standard from the salesman? Give us all a break. I'm sure you do not go to repair your work truck and if the shop tells you it will be $3000 you just say OK, sounds good, huh, huh. Truth is, contractors like Choate get defensive any you ask them for details because they feel they are being challenged and questioned and just cant handle it. Great approach to customer service Choate: You just pay what I tell you, dont question me and the work will be good. Go rip off someone else with your $40-$50/sf decks. A pressure treated deck shoul run $15-$20/sf, Trex on pressure trated framing should be around$22-$35/sf depending on the details (I would say $25-$30/sf is good). |

Now, to the nutjob who thinks he is entitled to a breakdown of costs... Please, do not tell me or anyone how to run his or her business. And yes, I do have trust in my mechanic. I don\'t shop around, break his chops on a parts and labor list, or try to haggle him down. I\'m smart enough to know when and if someone is trying to pull one over on me and loyal when I receive good work and service.
And please don\'t tell anyone what a deck SHOULD cost. You have no idea what my overhead is, how much work I put into my projects and how much time I spend with my clients. I\'d LOVE to see you start up a deck building business and sell your pressure treated decks at $25 per square foot. You won\'t last long or you will remain in business year after year working your butt off while wondering why you aren\'t making a decent profit. And honestly what are you going to do with my breakdown of material and labor? You sound like a person who is more comfortable behind a desk than out on a jobsite and really have no clue as to how difficult it is to build something right, hire guys who do good work consistently, and make a profit at it all the while keeping my clients happy.
I\'m always here for my customers and belive me I have spent HOURS upon HOURS working on customizing prices for people just so that they can have exactly what they want. Deck material is TimberTech XLM grooved with hidden fasteners. Substructure is 2"X8" MCQ pressure treated. TimberTech plank steps will run continuous along 12' length with RadianceRail at each end. By code no rail required at 7'-6" width end (Grill and large flower pots will be barrer.) All will rest on two 12-inch round piers to frost, 3'-6" depth and a 2"x8" ledger along the house foundation at both one 12' one 7'-6" side. I have two quotes and am waiting for two more. Both quotes are in the $8000 to $9500 range and seem high. What do you think of the pricing? |

| I had a client call and asked me how much it would cost to install rails to his existing deck. The guy who built the deck left the job unfinished and all the client needs in rails installed. The post are obviously set and all he needs is rails. I need an estimate for labor and materials. There is one stair case with 4 steps. |

| The 525 SF pressure treated deck with 100 linear feet of railings (2x2 spindles with 2x4 bottom and molded top rail), 16" x 8' box step, 2 step staircase at on end, big 5 step staircase on one side that is 6' wide at top and 8' wide at bottom (all steps are boxed in and nicely trimmed). Also has post skirt trims and nice copper post caps. Entire deck has pressure treated skirting vertically from 17" on low side to 40 inches on high end of 1x6 appearance grade. Contractor put in nice footings and all the appropriate Simpson hardware and it looks great. Just wondering if the price is fair? Thanks. |

We just finished an "L"-shaped +/- 16x20 in Spring, Texas (just outside Houston). It sets about 2' off the ground, has 2 sets of 2 stairs each, built-spindle handrail surrounding and as stair rails, enclosed lattice base, wired-up for and installed ceiling fan, 4x4 supports with finished plywood ceiling underneath shingles, 2 4x4 braces (with lag-bolts installed) on each of the 8 posts, stained, and a 4'Hx4'W gate built of 2x4s with a matching fence on other end connecting deck to regular wood-slat fence. roof goes something like this: \ on one end

with a tree growing in the "L." We charged only $3500 (plus $2000 in materials) for the original deck only. She thinks all the other stuff she added afterwards was supposed to be included in that $3500. She crazy -- or us?! |

| This is a deck extension in Lake Tahoe, Ca which requires extension of one landing and a 2nd landing for a switchback. The staircase is 16' 3 1/4". The builder originally quoted $9000 but there were some changes when it was engineered and now he is estimating $16000. They will be using high quality materials, customizing the timbers, and staining. |

| Hi, wondering if anyone has used this 100% PVC product. Its slightly more expensive then Azek according to the lumber place. The colors are beautiful we like the cherry. But have not heard of the product or know anyone who has a deck in it. Appreciate any feedback. |
